Nothing gets dug, planted or built under the canopy
The working roots of a kobus magnolia sit in the top 12 to 18 inches (30 to 45 cm) of soil and spread well past the edge of the branches, often to one and a half times the crown radius. They are thick, fleshy and unbranched compared with the fibrous mats of most trees, which means they do not regenerate quickly after damage and they do not tolerate being severed.
So the ground under and around the tree is off limits. No spade, no fork, no rotary tiller, no trenching for a cable or an irrigation line, and no bed of perennials dug in each spring. A single trench cut across the root plate can put a mature tree into several years of thin growth and no flowers, and the cause is usually forgotten by the time the symptoms appear.
If you want the area to look deliberate rather than bare, mulch it or let shallow-rooted groundcover establish from small plugs planted with a trowel between the main roots. Never raise the soil level over the roots to make a planting bed. Adding even 4 inches (10 cm) of topsoil over a magnolia's root plate suffocates it slowly, and the decline that follows is often blamed on disease.

Watering by what the weather has done, not by habit
A tree that has been in the ground more than three years finds its own water in normal weather and does not need a hose. What it does need is intervention in a genuine drought, and the definition of genuine is roughly three weeks without meaningful rain during the growing season, or two weeks of that with high heat.
When you do water, water like rain that fell for hours. For an established tree, that means 15 to 20 gallons (55 to 75 liters) delivered slowly around the drip line, not at the trunk, where there are few absorbing roots. A slow trickle from a hose moved to three or four positions over an afternoon does more than an hour of sprinkler.
The one period where dry soil costs you something specific is late summer into early autumn. That is when next spring's flower buds are being formed, and a tree under drought stress then sets fewer of them. You will not see the consequence until the following spring, when the flowering looks sparse for no visible reason.
Feed lightly, or not at all
Kobus magnolia grows perfectly well without fertilizer in any reasonable soil. Over-feeding, particularly with nitrogen, produces long soft shoots, delays the wood ripening that flower buds depend on, and can push a young tree even further away from its first flowering.
If growth is genuinely poor, or the leaves are pale in a way that is not drought, apply a balanced slow-release feed at the label rate for trees, once, as growth starts in spring, spread over the whole root area rather than in a ring at the trunk. Do not repeat it later in the season. Late feeding produces soft growth that is caught by early frost.
Pale leaves with green veins are a different problem and feeding will not fix it. That pattern is iron chlorosis from soil that is too alkaline, and the answer is chelated iron as a short-term correction plus acidifying mulches such as pine needles or composted bark over the long term.
Never apply lawn feed and weedkiller products over a magnolia's root plate. The hormone weedkillers in them cause twisted, strap-shaped leaves and distorted shoots on magnolias at doses that do nothing visible to grass.
The trunk, the bark and the things that damage them
Magnolia bark is thin, smooth and gray, and it does not heal well from mechanical damage. String trimmers are the usual cause. A ring of nicks at the base of a young trunk girdles it slowly, and the tree dies back over two or three seasons while everyone looks for a disease. The mulch circle exists partly so that no machine ever needs to come near the bark.
On a young tree in an exposed site, the smooth bark can also split on the sunny side after a hard freeze following a bright winter day. It shows in spring as a vertical crack. There is nothing to do about an existing split beyond keeping the tree well watered so it closes on its own; do not paint or seal it.
Check ties, guards and anything else fastened to the tree twice a year. Anything that was loose when you fitted it will be tight within two seasons, and the trunk expands faster than people expect.
What to keep a note of each year
Keep a running record of three things: the date the first flower opened, the lowest overnight temperature in the week either side of it, and roughly how heavy the flowering was compared with the previous year. Those three columns explain almost every good and bad year you will have with this tree.
Add a line whenever you water in a drought, feed, or notice damage, and note where on the tree it was. Over a decade this turns vague impressions into something you can act on, such as realizing that thin flowering always follows a dry late summer rather than a cold winter.
