The one thing that kills it
Papaya has no serious defense against wet feet. The root system is shallow, fleshy and easily starved of air, and the base of the trunk is soft tissue rather than bark. Give it soil that stays saturated for more than a day, especially when the temperature drops, and Phytophthora and Pythium move into the collar and the upper roots. The plant yellows from the lowest leaves upward, the base darkens and softens, and it topples. There is no cure once that has begun; the response is to remove the plant and fix the drainage before you replace it.
This shapes every routine decision. When in doubt about watering, wait. When choosing between a spot that is a little dry and a spot that is a little damp, take the dry one. When a wet spell coincides with a cold snap, stop irrigating entirely and, in a container, tip the pot to drain and move it under cover. A papaya that is somewhat thirsty for a week recovers in days; a papaya that has been waterlogged for a week is often finished.
How to water it
Water deeply, then let the top two to three inches (5 to 8 cm) of soil dry before watering again. Push a finger in rather than watching the surface, which dries and misleads. In hot weather a mature plant in the ground may want a thorough soak every two or three days; in cool overcast weather it may want nothing for a week or more. There is no fixed schedule that survives a change in the weather, which is why frequency has to come from the soil rather than from the calendar.
Water the soil around the plant, not the trunk. Aim the hose or the emitter a foot (30 cm) out from the stem and let it soak the root zone. Keeping the collar itself dry is a genuinely effective piece of disease prevention and costs nothing.
Fruit quality depends on steadiness more than on quantity. Wild swings between bone dry and soaked while fruit is filling cause split skins and bland flesh, and a sharp drought stress during flowering makes the plant drop flowers and small fruit outright. Even watering with mulch to buffer it is what produces sweet fruit.

Feeding a plant that grows this fast
Papaya goes from seed to fruiting in under a year, and that speed has to be paid for. It is one of the hungriest things you can grow in a home garden and it shows hunger quickly: growth slows, new leaves come out smaller, older leaves go pale, and fruit set drops off.
Feed little and often through the growing season rather than heavily and rarely. A balanced fertilizer every three to four weeks from the time the plant is established, applied in a ring a foot (30 cm) out from the trunk and watered in, suits it well. Nitrogen drives the leaf area that fills the fruit, but once flowering starts, potassium is what puts sugar in it, so shift toward a feed with more potassium as the first fruits swell.
Magnesium deficiency is common and easy to read: older leaves yellow between the veins while the veins themselves stay green. A dose of magnesium sulfate solves it. Stop feeding when growth stops for the cool season and start again as the plant moves.
Support, leaves and what not to prune
Papaya is not pruned. It has a single growing point at the top of the trunk, and cutting it off does not create a bushy plant, it creates a plant that either dies or throws a few weak side shoots from the trunk. Leave the top alone. The only routine cutting is removing dead lower leaves once they have gone fully yellow and hang limp, and cutting them cleanly close to the trunk so the stub does not rot.
Do not strip green leaves to see the fruit better. Each leaf feeds the fruit sitting in its axil and the ones just above it, and a plant stripped of healthy leaves ripens small, tasteless fruit.
A plant carrying a full load of fruit is genuinely top-heavy on a hollow trunk. If your site catches wind, put a stout stake in on the windward side and tie loosely with soft material, and check the ties as the trunk thickens. In a marginal climate, protecting the trunk and crown through a cold snap with row cover or a wrap is worth doing; papaya is damaged below about 50F (10C) and killed outright by frost.
Keep a note of when you feed and what with, alongside the weather. Papaya responds to feeding within a fortnight, so a season of dated feeding notes next to dated observations of leaf size shows you very clearly whether your interval was right.
